From the front door to the views from the second floor bedrooms this house quite simply is 'Salcombe'. If walls could talk this property would have some tales! The property basks in its own history and a stunning refurbishment where the owners have accented every detail of its character has turned this house into a lovely home.

Ground Floor

Entering the front door of the property the stairs to the first floor are ahead of you. A door on the right takes you directly into the heart of the home. The large open plan sitting room has plenty of seating, as well as a woodburning stove, for relaxing evenings playing games and catching up on the day's adventures. Pride of place is the old bar which was a feature of this property for many years. Most locals have a fond memory or two about Old Porch House so do be sure to listen to a yarn or two when you are in the pubs nearby!

To the rear of the property is the large kitchen dining area. The breakfast bar in the center provides a focal point and accommodates the Belfast sink and cupboard space. You'll find everything you need here for catering for the whole family, just what is needed after a long day on the beach. The views from the windows have tantalising glimpses of the surrounding countryside.

A large dining table to the back of the kitchen basks in the light from the windows and if you look down you'll see the courtyard outdoor area. Wooden flooring throughout the ground floor and lower floor completes a clean and fluid feel to the rooms. Underfloor heating ensures the property feels warm and cosy despite being open plan.

Leading off the kitchen is a hallway with a toilet and set of stairs which will take you to the lower section of the property.

Lower floor

The staircase takes you to a large entrance way that houses an additional fridge/freezer. A doorway leads out into the courtyard and to the parking area. Electric gates secure the parking area (this area is shared with neighbouring properties). There is parking for two cars directly outside of the garage. The property is near to a short and long stay car park although during the summer months this can be full. Park and Walk facilities can be found at the top of the town if required.

A well appointed utility room with washing machine, tumble drier and sink will be useful for when you come in from the beach. A walk in shower with toilet completes the lower floor.

First Floor

Onwards to the first floor via a pretty staircase, if you look closely you'll notice the original beams peaking through. To the right hand side at the top of the stairs is a large bedroom which can be configured as a twin or a superking room. Lovely touches have been restored, the fireplace making a fabulous feature in this room. Hidden behind a door you'll find the wardrobe and storage space.

The bedroom opposite contains a double bed and an en-suite shower room. The window overlooks the rear of the property, the estuary and across to Snapes Manor.

A beautifully appointed family bathroom can be found at the end of the hallway with a bath and shower. All bathrooms have under floor heating for your comfort.

The final bedroom on this floor is to the front of the property and can be either a twin or a superking layout. A quick look out of the window and you can see the beach and village of East Portlemouth. A truly stunning sight at any time of the year! This bedroom has a large en-suite shower room and plenty of space and storage.

Second Floor

Through the double doors in the hallway and up the stairs and you enter a fabulous attic room full of space, light and fun. Certainly a children's room, the delight on their faces will be a picture! Two twin beds (which can also be a superking) take pride of place in this room. The wooden eves and high windows create a beautiful space - and a peek from the window shows you to be as high as the chimneys in town! There is an en-suite toilet here too and a stairgate can be provided at the top of the stairs if requested. A real show stopper of a room!
